Before a client comes on board, we are often asked the question. “As Buyer Agents, do you ever have conflicts with buyers looking in the same area for the same type of property?”
Our answer every time, is absolutely, we do and we are very transparent about this.
As trusted and well-respected Buyer Advocates, we are open and honest if there might be a potential clash with another client.
The client who comes on board first with us, will always have the first right of acceptance or refusal over a property.
If that first client doesn’t wish to pursue that property, then we can refer it onto another client.
Naturally, we won’t reveal anyone’s confidential details. However, this is an area that can come up quite regularly and so needs to be addressed.
What are some other conflicts you handle?
- We handle things tactfully and stand firm on issues we need to. Such as a client wanting a property when we know it’s a very poor-quality build.
- Sometimes we will walk away from a deal if it is too complex. For example, the Owners Corporation minutes.
- We won’t rush into a property purchase if we have not done our full due diligence. This can at times be frustrating for some buyers.
- We negotiate terms and conditions with agents for our clients, and sometimes not all conditions will be accepted.
- We might have to pay more than the client would ideally like, however, we know our prices well, and don’t overpay for a property just to secure it.
Knowing how to communicate with agents, referral partners, clients, and a range of different people and personalities is paramount to your success in buying a property.
And often, this skill for your Buyer Advocate will only come from years of experience in the industry.
Therefore, every client who works with us, knows from the outset, if there may or may not be a potential conflict with another client’s buying requirements.
