Get to know where you want to live

When it comes to buying a home, you need to know what you want yet also be prepared to be a little flexible as well.

Most people come with preconceived ideas of what they want in a home and where they would like to live. However things aren’t always that straightforward.  Sometimes the more you look, the more you realise that buying a home around Melbourne is incredibly time consuming.  And can also be far more expensive than you first thought it would be.

Plus a lot of properties these days seem to have numerous issues that can sometimes take hundreds of thousands of dollars to rectify.

Here are some great questions to consider. 
  • So ask yourself, do I have the time, energy and money to potentially do these renovations?
  • What do I like about where I live now? What don’t I like?
  • What do I want to be close to?
  • What am I prepared to compromise on? Because there is always a compromise of some sort.
  • What do you really need? And what do you really not need?

And become a local for a day or a weekend if you don’t already live around that area.

Get to know the people, the area, the cafes, the demographic, the places people hang out & all the amenities. Explore the neighbourhood and make a list of what you love about that location and why.

Do you want to live here? Do you still want to live here? Or do you want to explore another area instead?

And then dig a little deeper.
  • Talk to the cafe owners and get to know them.
  • Are the shops the type of places you can see spending your money in?
  • Could you easily hang out here on a lazy Sunday or a day off?
  • Is the public transport nearby? Is it reliable? And will it get me to work, family or friends without too much hassle?
  •  Would you prefer a quiet street?
  • Do you need to be within walking distance to certain amenities? Or close to parks and bike paths?
  • Do you feel that the community suits you? Are they your type of crowd?

You want to make sure you are going to like where you live.

Some streets in a quiet part of the day may seem lovely, while at other times those streets can become major cut throughs that can ruin your chance of quiet enjoyment.

On top of this you also want to be aware of any nearby developments going up. Could this also affect your peace and quiet. Or be overlooking you and not give you any privacy.

If security is important to you, some suburbs may be safer and feel more secure than others. In his instance the home itself may not be as important as the location.

Make a list of the really important things that matter to you in a home. And then work that list to your budget because sometimes unfortunately what we want may be out of our ideal price range.
